Bangkok’s residential market is evolving. While “loft” is often used as a marketing term to set projects apart, there are fundamental design principles behind the concept. 📖 The History of Lofts

Loft living traces its origins to 1960s New York City, where disused industrial buildings were converted into affordable live-work spaces for artists. These spaces were characterized by soaring ceilings, expansive layouts, exposed brickwork, oversized windows, and structural details such as iron beams or wooden columns.

In Bangkok, where the focus remains on new-build developments rather than conversions, loft-style units are a relatively recent innovation. A breakthrough came in 2018 with Raimon Land’s The Lofts Asoke, which introduced dramatic double-height windows and open-plan layouts inspired directly by New York loft living.

Since then, more developers have followed suit—particularly from 2019 onwards—offering new variations that move beyond the traditional open-plan concept, often in more compact and efficient formats.


🏙️ Loft vs. Duplex: What’s the Difference?

Loft

  • Defined by double-height ceilings (typically 4.5m in total) with a mezzanine level.

  • The title deed usually records only the ground-floor area, while the mezzanine provides “bonus space” that developers market as part of the “total usable area.”

  • Bedrooms are commonly placed on the mezzanine, sometimes with optional glass enclosures. Basic plumbing may exist upstairs, though it remains uncommon.

Despite the different names, these variations share the same essential DNA: compact double-height living.

Duplex

  • A true two-floor residence, with full ceiling heights and separate entrances or circulation for each level.

  • Typically includes plumbing and full functionality on both floors.

  • Layouts resemble a two-storey house and do not rely on mezzanine compromises.
